Delhi

Demographic
Delhi, the National capital territory, is considered the second largest metropolitan city next to Mumbai.

Delhi occupies an area of 1,483 sq km and has a population of nearly 17 million with the population of New Delhi alone exploding to 11,680,000 (February 09).

Language
The Population of New Delhi includes Hindi, Urdu, English and Punjabi speaking people.

Weather
Being in North India, the weather has quite extreme seasons with summer temperatures reaching up to 40°C and winter temperatures of down to 2°C.

Property Market
The Delhi National Capital Region (NCR) Market has shown extensive growth in the past 5 years. Real estate developers are promoting townships, shopping malls, software parks and office complexes across the area. In a recent survey, Delhi has emerged as one of the top choices for investors looking for real estate investments. Infrastructural development such as the Metro Rail and Expressways will further boost this demand.

Demand from expatriates, companies and high net worth individuals continues to drive the residential leasing market in prime areas of Delhi — Vasant Vihar, Westend, Malcha Marg and Shanti Niketan. With a limited supply of good quality housing, landlords are attracting high paying tenants.

Increased demand and limited supply in high-end residential areas of South Delhi such as Golf Links, Jorbagh, Panchsheel and West-End has increased the rentals by about 20 per cent over past few years.

Gurgaon

Demographic
Gurgaon district is situated in the National Capital Region (NCR) of Delhi, the capital of India. It is just 10 kilometers away from Indira Gandhi International Airport, Delhi. In the last ten years large developers have given a lot of attention to developing properties in Gurgaon. The result is a conversion of the region into one of the most organized and modern cities in the country.

Hindi & English are the most widely spoken languages.

Property Market
Prices in Gurgaon have continued to grow in the past 5 years and have seen rises of more than 100%.

Upward movement in high-end properties in Gurgaon is predicted to continue, though at a slower pace. The strong price rises that have been witnessed over the last few years are likely to flatten-out as a wait-and-watch attitude is being adopted by investors/end-users with supply currently exceeding demand.

Hyderabad

Demographic
Greater Hyderabad has an estimated metropolitan population of 9.6 million. Hyderabad is the capital of the state of Andhra Pradesh, and the fifth largest city in India.

Language
The main languages spoken are Telugu, Urdu, Deccani, and Hindi. English is widely used in business, commerce and government.

Weather
Summer temperatures range from maximum of 40°C to minimum of 30°C. Winter temperatures range from 22°C to 38°C.

Property Market
Like many Indian cities, Hyderabad has witnessed a remarkable growth in the real estate business, thanks to a predominantly information-technology-driven boom and the retail industry growth over the last few years which have spurred hectic commercial activity.

For the advancement of infrastructure in the city, the government is building a skyscraper business district at Manchirevula with a 450 meter APIIC Tower at its centre, which upon completion will be the tallest building in India.

Information Technology Industry
The IT industry of Hyderabad is one of the main sources of revenue for the district and the state. At present more than 150 companies are registered with Hyderabad's Software Technology Park (STP).

The development of a township with state-of-the-art facilities called HITEC City prompted several IT and ITES companies to set up operations in the city. Hyderabad has also been referred to as the second Silicon Valley of India next to Bangalore.

Mohali

Demographic
Mohali and Panchkula (adjoining Chandigarh to its East and in Haryana) are two satellite cities of Chandigarh. The trio of these three cities is collectively known as Chandigarh Tricity. Mohali is one of the most growing and upcoming Tier 3 Cities of North India. Mohali is extended part of Chandigarh and comes under Punjab.

In 2008 Mohali's population is near to 350,000, approximately one fifth of Chandigarh's. The region has been targeted by an increasing number of outsourcing IT companies, who look to capitalize on the rich investment opportunities the city offers.

Just a few hours drive from Mohali the foothills of Himalayas can be reached - India’s most beautiful hill station Shimla.

Language
Hindi ,Punjabi and English are the primary languages in Mohali.

Weather
Mohali has a sub-tropical continental monsoon climate characterized by a seasonal rhythm: hot summers, slightly cold winters, unreliable rainfall and great variation in temperature (-1°C to 44°C). The city also receives occasional winter rains from the west.

In the summer the temperature may rise to a maximum of 44°C. Temperatures generally remain between 35°C to 42°C.

In the winter (November to February) average temperatures remain at (max) 7°C to 15 °C and (min) -2°C to 5°C.

Property Market
While Mohali houses many state-local companies like PTL (Punjab Tractor Limited), ICI Paints, and the Godrej Group, its reputation as a home for large, multinational corporations is growing.

With the Sanction of Metro Train and International Airport, Mohali is one of the best places to invest in at this time. Infosys, the well-known Indian IT services major, had a development center in Mohali, which has now moved to Chandigarh Technology Park. Global tech giants like Dell, Quark, Philips, SCL (Semiconductor Complex Limited), and PUNCOM have followed. Denver-based Quark has created the $500M, 46-acre QuarkCity in Mohali, complete with a residential complex

In its recent initiatives to attract private investment to actualise the realisation of the Mohali Master Plan, the Punjab Government has approved the Projects of reputed companies like EMAAR MGF amongst others.
