Ejari Registration: Here are ALL the Things to Know About!

The word Ejari, in Arabic, means ‘My Rent’. Introduced by the Real Estate Regulatory Agency (RERA) in 2010, it is the mandatory registration system for the lease of properties for residential, commercial, and industrial use within Dubai. The system makes sure that all rental contracts are drafted legally and structured according to the format approved by the government.

It helps record the agreed rental price and avoids potential issues between landlords and tenants. Ejari also offers an array of other services that include renewal, cancellation, transfers, and termination of rental contracts.

How to do Ejari Registration?

The landlord, their real estate agents, or property management companies are allowed to register the tenancy contract with Ejari. It can be done through one of the approved centers, which are open from Sunday to Thursday from 9.00 am to 5.00 pm. The cost of registration is AED 195 (Registration cost is AED 160 and AED 35 is the service fee for typing).

The registration can also be done online on Dubai Land Department’s website, by uploading scanned copies of Ejari registration documents. The size of the documents should not exceed 3 Megabytes (MB) and can be uploaded in jpg, jpeg, gif, pdf, doc, and tiff formats. The Ejari registration fee amounts to AED 585 inclusive of VAT.

Once the registration is done, an official Ejari Contract is issued within one to two working days. It contains all the terms and conditions and a unique Ejari ID. The ID is required while registering for electricity, water, internet, and telephone connections.

  • Tenant’s Passport (For Non-GCC Nationals)
  • Tenant’s UAE Residence Visa (For Non-GCC Nationals)
  • Tenancy Contract
  • Tenant’s Emirates ID
  • Security Deposit Receipt
  • Copy of Landlord’s Passport (If it is an individual)
  • Copy of the Title Deed of the Rented Property
  • DEWA Bills
  • DEWA bill and previous Ejari if it is a renewal
  • Trade license (For Commercial Properties)

An Ejari contract makes sure that rental agreements are completely transparent and fair to the landlord as well as the tenant. This fully protects both parties and complete importance is given to their terms and conditions.

  • Residence visas of dependents (new applications & renewals)
  • Electricity, Water, Telephone/ Television/ Internet Connections
  • Procurement of a commercial license
  • Employment of domestic staff
  • Procurement of an alcohol license

When should an Ejari Registration be canceled and what is the procedure?

The landlord should make sure to cancel the Ejari as soon as a tenant moves out, as there can be only one Ejari registration against a property. The cancellation is necessary for a new tenant to be able to register.

In order to cancel the contract, the landlord should visit any of the Ejari offices in Dubai and submit the old Ejari contract and the NOC or cancellation letter. The process costs AED 30 and usually takes around an hour upon submission of the Ejari registration documents.

The process to cancel an Ejari contract online on Dubai Land Department’s website is quite hassle-free. A cancellation form needs to be downloaded and filled up with details including email ID, phone number, Emirates ID, etc. Once the completed form is submitted, an Ejari Termination ID will be issued via email that can be used for follow-up. Once the cancellation is confirmed by RERA, the tenant will receive an SMS and email informing them about the cancellation.
