Dubai’s real estate market has been on the rise throughout Q1 2023! With transactions worth more than AED 10.1 billion ($2.8 billion) in just one week from a total of 3,903 transactions during the week ending March 17. Especially, the golden visa boom in 2023 has interested people all the more to make an investment. The city’s recent land department report revealed that 208 plots were sold for AED 1.12 billion ($305 million), while 2,906 apartment and villa sales totaled AED 6.25 billion ($1.7 billion).
The UAE’s reformed visa process in 2021 has made it easier for residents to apply for a Golden Visa, and the programme is highly popular. Last November, there was a 35% increase in the number of Golden Visas issued, with over 100,000 issued in total. Some European Union countries are phasing out their Golden Visa programs or making their real estate investment rules stricter for those seeking citizenship, leading to a sudden surge in demand for UAE Golden Visas from wealthy Indians.

To be eligible for a 10-year residency visa, you need to invest in property with a minimum value of AED 2 million or own shares under the applicant’s name. However, mortgaged properties have different conditions. The bank should receive AED 2 million in advance in that case. The investor also needs to submit the NOC and the paid amount letter.
Dubai’s booming real estate market is coupled with the ease of obtaining a Golden Visa through property investment. The new rules don’t include any specifications on property transactions. Whether the units are ready off-plan or paid through a mortgage or in cash. Investing in Dubai’s real estate market is a smart move! Especially with the Golden Visa programme, offering a long-term residency solution. It’s no surprise that many investors are flocking to Dubai’s real estate market to take advantage of the lucrative investment opportunities it presents.
