Rate rises affect your mortgage and property value. Discover why independent valuations matter.

Interest rate decisions rarely make headlines outside the financial pages, yet few announcements affect what homeowners pay each month and what buyers can afford to spend. The UAE Central Bank’s latest move is a clear example.

Below, our Valuations & Research team sets out what has changed, how it filters through to mortgages and property prices, and where an independent valuation can protect your position in the months ahead.

What Happened

The UAE Central Bank has raised its Base Rate by 0.25%, from 3.65% to 3.9%, following a matching move by the US Federal Reserve.

This decision was not made in isolation. The UAE dirham is pegged to the US dollar, so the Central Bank broadly mirrors US monetary policy to keep the currency stable. When the Fed moves, UAE rates follow, regardless of local conditions in Dubai or Abu Dhabi.

That link also shapes the outlook. With US policymakers keeping their options open, another rise before the end of the year is possible. Homeowners and buyers should plan for that scenario rather than assume this is the last increase.

What It Means for Your Mortgage

How much this affects you depends almost entirely on the type of mortgage you hold.

  • Fixed-rate mortgages: Your repayments stay the same until the fixed period ends. The rate rise has no immediate effect.
  • Variable-rate mortgages: Most UAE variable loans are priced at EIBOR plus a margin, and EIBOR responds quickly to base-rate changes. Expect your repayments to rise at the next scheduled review.
  • Fixed deals ending soon: If your fixed period expires in the coming months, check now what rate your lender will move you to. The reversion rate may look very different from the one you were quoted at the outset.

To put the change in context, consider an illustrative example. On an AED 1.6 million loan over 25 years, a 0.25% rise adds around AED 225 to the monthly repayment, or about AED 2,700 a year. Viewed the other way, a buyer working to the same monthly budget would see their borrowing power fall by around AED 40,000.

Neither figure is dramatic on its own. But for a household already balancing service charges, school fees and the upfront costs of buying, one or two further rises can be the difference between comfortably affording a home and falling just short.

What It Means for Property Prices

Higher rates do not cause prices to fall overnight. Their first effect is on affordability, and that impact varies sharply across the market.

  • Cash buyers are largely unaffected. Cash continues to account for a large share of Dubai transactions, particularly at the prime end of the market.
  • Mortgage-dependent buyers in the mid-market feel it most, because every increase narrows what they can borrow against the same income.
  • Sellers in mid-market segments may find fewer buyers able to meet their asking price without negotiation.

Taken together, we expect a more balanced market rather than a sharp correction. Buyers are likely to take longer to commit, compare more options and negotiate harder on price and payment terms. The volume of new supply coming to market across Dubai adds to this, giving buyers more choice and easing the urgency that has characterized recent years.

Why Valuations Matter Now

In a rising-rate environment, the gap between what a property is listed at, what a buyer agrees to pay, and what a lender will finance can widen quickly. An independent valuation replaces assumption with evidence.

Protecting Buyers

Banks lend on the valuation, not the agreed price. If the valuation comes in lower, the buyer covers the gap in cash. For example, if a property is agreed at AED 2 million but valued at AED 1.9 million, a bank lending at 80% loan-to-value would advance AED 1.52 million rather than AED 1.6 million, leaving the buyer to find an additional AED 80,000 before completion. Understanding the likely valuation before committing avoids that surprise. Our buyer’s guide covers the wider purchase process.

Helping Sellers Price Realistically

Asking prices based on last year’s comparables can leave a property sitting on the market while conditions shift around it. An independent valuation gives sellers a realistic, evidence-based figure, which supports a sound pricing strategy and puts them in a stronger position when offers come in. If you are preparing to sell your property in Dubai, this is the right place to start.

Refinancing on Better Terms

If you are reviewing your mortgage, an up-to-date valuation could show that your property has gained value since you bought it. A higher valuation lowers your loan-to-value ratio, which may qualify you for a better rate or improved terms, whether you stay with your current lender or move elsewhere.

Supporting Investors

Higher borrowing costs put pressure on net yields, particularly for leveraged portfolios. Returns now need proper analysis based on current market values rather than original purchase prices, paired with realistic rental assumptions. Landlords using our property management services can merge rental performance data with a formal valuation for a complete view of each asset.
