There was a time when property valuation in Dubai was of little concern to financial institutions. That was during the formative years of Dubai’s freehold era, when everything that a developer built would turn to profit.
Undertaking valuation or feasibility studies were then given lip service. With the property market maturing, and following the challenges the sector faced in 2008-09, valuation services are now an important part of the due diligence that developers and financial institutions undertake.
Naturally, demand for scientific valuation experts also increased. Since 2009, a number of developers have resorted to seeking valuation and research advice on their planned developments not only to ascertain profitability but also to optimise their project management approach.
Simultaneously, financial institutions also made it mandatory that developers update their feasibility studies through valuation studies undertaken by independent entities.

The valuation report provided by experts make all the difference for the developer. There is no room for error or speculation, and while being intuitive in the process of valuation, a final report must be backed by clear facts and figures.
The V&R department also undertakes specialised valuations in the hospitality, healthcare, educational and industrial sectors, including plant & machinery. It also conducts valuations for insurance purposes, complementing regular operations in the residential and commercial property market.
Demand for specialised valuation services, particularly in hospitality and shopping malls, is increasing in Dubai, another testament to the increase in global investor demand to invest in the city. Over the years, the V&R team has been providing advisory services for clients, either through tailor-made research reports and feasibility studies or through direct involvement in acquisitions and disposals, portfolio management advice as well as tenant negotiations.
The team has been involved with valuations of high-end property assets in Dubai: Downtown Dubai, JBR, Dubai Marina and Palm Jumeirah. Other major areas of involvement include DIFC, Jafza, DIP and Jebel Ali, to name a few.
It also has a strong footprint in Abu Dhabi, where it witnesses an increased demand for valuation services primarily within the residential and commercial sector. The third largest market is Sharjah and the northern Emirates, where the largest portion of valuation requests relates to industrial and logistics facilities – another example of specialised valuation services.
The valuation business has also benefited from strong tie-ups with the financial sector, including most major banks.
