Buy Property in Dubai Without Being Physically Present: Is it Possible?

People love Dubai and have found the real estate market in the city consistently thriving. Several reports and numbers have proved the consistent growth in the prices, rents, and are amazed by the wide variety of developments offered here. Owing to the demand, people have also tried to invest passively in the city – without being present over here. However, the big question is, is it possible? Yes, it is.

One doesn’t need to be a UAE resident to invest in Dubai property, they can do so by hiring experience property consultants and giving them the Power of Attorney. How to do that? Keep reading to know more!

Guide to Invest in Dubai Without Being Physically Present in the UAE

In Dubai, a non-national may buy a freehold or leasehold property under the conditions outlined in the Dubai Property Registration Law. Its article 4 states as follows:

“The right to own Real Property in the Emirate shall be restricted to UAE nationals, nationals of the Gulf Cooperation Council States, companies fully owned by these nations, and public joint stock companies. Subject to the approval of the Ruler, non-UAE nationals may be granted the following rights in the relevant areas determined by the Ruler:

  1. Freehold ownership of Real Property, without time restrictions; and
  2. Usufruct or lease rights in Real Property for up to ninety-nine (99) years.”

Additionally, it is not necessary for a non-UAE national to reside in the UAE to invest in and/or hold title to real estate in such freehold or leasehold zones.

In light of this, your acquaintance who is neither a citizen nor a resident of the UAE is permitted to buy a freehold or leasehold property. Additionally, they need not travel to the UAE in order to finish the registration and purchase-related procedures. Instead, they could issue a power of attorney designating our expert property consultants to act on their behalf (PoA).

Bottom Line: Here’s How We Can Help!

The PoA will be drafted by a legal company in Dubai, and after it has been properly executed and attested, we will ask you to visit a notary public in your nation. The notarized PoA must then be either apostilled or attested by the foreign ministry of your nation before being sent to the UAE Embassy or Consulate. After these steps are finished, you will be officially able to give us the power of attorney.

This way, you can purchase a property without being in the city. We are aware of all the legal formalities required from our end and your end – hence we can help you make an investment in some of the most promising properties in Dubai.
